Welcome to our wonderful family home nestled in the heart of Windermere, BC. Designed with large families and group getaways in mind, our spacious and inviting home offers everything you need for a memorable stay while exploring the beautiful Columbia Valley.
Step inside and be greeted by exceptionally high ceilings that flood the living space and primary bedroom with natural light, creating an airy and welcoming atmosphere. Upstairs, the open-plan layout seamlessly connects the kitchen, dining, and lounge areas, making it the perfect gathering spot for family meals and conversations. The fully equipped kitchen features all the large appliances you’d expect, along with a large island with stool seating and a six-seater dining table, ideal for preparing and enjoying delicious home-cooked meals. You will find salt, pepper, cooking oil, and fresh locally roasted coffee beans to enjoy during your stay.
The primary bedroom, also located on this level, offers a serene retreat with ample space and comfort. Accessible from the bedroom is a well-appointed jack-and-jill shower room for your convenience.
Downstairs, you’ll find two additional queen bedrooms, providing plenty of space for everyone to rest and recharge. The second living area is a versatile space. There is also a Roku TV and a large sectional, making it a perfect spot for movie nights or family game sessions. A separate table with chairs provides an additional space for board games or snacks. The mechanical room (which contains a pack and play and a highchair if required), and a laundry room with a washer and dryer are located on this level, ensuring you have all the practical amenities you need.
Step outside to enjoy the fresh mountain air on our inviting patio. With a BBQ, comfortable seating, and a dining table with chairs, it’s the ideal setting for outdoor meals and relaxation. Imagine grilling up a feast while the kids play nearby, all while surrounded by the stunning natural beauty of Windermere.
For your convenience, there is a heated garage. You can easily fit a small car in here, and you are welcome to store your sporting equipment while staying with us. There is also space for two vehicles in the driveway. Please note, as per the Strata rules, no street parking is allowed.
Our home is perfectly situated for you to explore the wonders of the Valley. From outdoor adventures like hiking, skiing/boarding, the beach, biking, golfing, and tennis/pickleball, to relaxing moments spent in nearby hot springs, staying in and watching a movie or chilling on the patio with a BBQ, there’s something for everyone. Feel free to use our pickleball paddles and basketball during your stay.

This is a quiet neighbourhood with a lot of permanent residents. Please be respectful. There is also limited parking for two standard size vehicles.
BEACH ACCESS
Between units 16 and 17 there is a path that goes down and across the road below to Pedley Beach on Lake Windermere. It is approximately 500 yards down to the beach, about a 5-8 minute walk.

IMPORTANT PARKING INFORMATION:
Parking is not allowed on the street. However, off-street parking is available in the garage, our driveway/ in front of our front yard, or off Pedley Heights. Thank you for your co-operation.
HOUSE AND LOCAL STRATA RULES
1. We are a family friendly community, so parties that are disruptive to the community or other units are not tolerated. Group bookings and events are not allowed.
2. Garbage must be kept indoors due to wildlife. Please ensure that garbage is disposed of properly as there is no local garbage pickup. All garbage must be taken to the local landfill.
3. Unit owners and guests are required to pick up any garbage, cigarette butts, and dog droppings that are left outside on common property.
4. If you or your guests are smoking outdoors, please dispose of the cigarette butts in an ashtray. Cigarette butts are not to be thrown in the grass/outdoor common areas as it is a fire risk.
4b. No smoking or vaping inside the property.
5. No pets are allowed at our property. The local strata rules are as follows:
6. Dogs must be leashed and under control at all times. Additionally, dogs are not permitted in the park and playground areas.
7. Please ensure that dog poop is disposed of properly and removed from common property.
8. Quiet hours are from 10 pm to 8 am.
9. Sport court hours are from 8 am to 10 pm.
10. The lock code for the sports equipment shed must not be given out to guests. Guests may use the amenities in the community.
11. No ATVs, trailers, or boats are permitted anywhere at the Hideaways.
12. Visitor parking is used by all visitors to the Hideaways and is only for short-term stays. Visitors are not permitted to park in parking spaces allocated to unit owners without the unit owner’s prior agreement. No owner, tenant, or occupant shall occupy a visitor parking space. Any parking of a vehicle in the visitor parking for more than 3 days in a calendar month must be approved by the Strata Board.
13. Please advise your guests and invitees to stay on the common pathways when walking to the sport court, playground, and beach.
Should there be any issues or complaints made that are not resolved in a timely manner or any other violation of our community Strata bylaws, unit owners may be subject to a fine of $500 (at the discretion of the Strata board). Any fines during your stay will be charged to you.
For our Airbnb guests, we offer an optional Guest Damage Protection policy (aka Damage Waiver) that covers accidental damages up to CA$1000. This policy is designed to protect you from being charged for unforeseen incidents that might occur during your stay. Opting into this coverage allows you to enjoy your time without worrying about minor mishaps.

- Lost keys, keycards, fobs, remotes, or parking passes
- Broken cups, plates, or other kitchenware
- Accidental stains or tears in furniture, carpets, and bed linens
- Accidental damage to walls, mirrors, or other fixtures
How It Works
- The policy covers accidental damages up to a total of CA$1000.
- If any covered damage occurs during your stay, simply report it to us.
- We’ll take care of the rest, ensuring you are not charged for the repair or replacement up to the coverage limit.
Optional Protection
- This policy is optional, and you can choose whether to purchase it when booking.
- If you prefer not to purchase the policy, simply decline the waiver during the verification process.
- Without the policy, guests will be responsible for covering any damages.
